Strip-down service

Jamie Hannah, Gas Safe registered engineer, cleaning the internals of a stripped-down boiler

Boiler strip-down service in Burgess Hill

A strip-down service goes further than an annual service. I take the boiler apart, clean the heat exchanger and burner properly, and replace the seals and electrodes that wear down with heat over the years. It's usually recommended every four to five years as per manufacturer's instructions, alongside your annual service, to keep an older boiler running efficiently and prolong its life.

What's involved

It's a longer, more hands-on job than a standard service, and it's done in a set order so nothing gets missed.

  1. 1Draining down and safely isolating the boiler
  2. 2Recharging the expansion vessel back to the right pressure
  3. 3Removing the fan and gas valve assembly
  4. 4Taking out the burner and cleaning the main heat exchanger properly
  5. 5Replacing the heat exchanger seal, combustion seals and gaskets
  6. 6Replacing the spark electrode and flame sensing device
  7. 7Removing and cleaning the condensate trap
  8. 8A full annual service on top: combustion readings, gas pressures, controls and safety devices

How it differs from your annual service

Your annual service is a safety and efficiency check: I inspect, test and take readings to catch problems early. A strip-down goes further. I open the boiler up, clean the parts a standard service can't reach, and replace the consumables that wear out with heat. You still need the annual service every 12 months. This sits alongside it, every four or five years.

Booking it in

The easiest way is alongside your annual service, so it's one visit. Late summer and autumn are ideal, before the heating goes on for winter. Not sure if yours is due? Send me the make, model and rough age and I'll give you an honest answer.

Call to book

Signs your boiler might be due one

Boilers rarely fail overnight. They get gradually worse, and most people put up with it far longer than they need to.

  • Banging or kettling

Rumbling, banging or whistling usually means buildup on the heat exchanger.

  • Frequent resets

A boiler that keeps locking out can point to a worn electrode or flame sensor.

  • Rising energy bills

Creeping up with no real change in how you use the heating.

  • Sooting or dark marks

Any discolouration around the boiler casing is worth looking at.

Excellent service. Jamie carried out a very thorough inspection and identified issue with our external water flow that had been missed by four previous engineers during their annual services. Professional and meticulous throughout. Highly recommend.

I contacted Jamie this morning via an ad on the local Haywards Heath Facebook page because my boiler needed a service. Jamie responded quickly, and as a new customer, offered me a £15 discount on my service. Not only that, he was here at 2pm; all in a days work! Fantastic service, super efficient, professional and friendly. I’d highly recommend Jamie and will absolutely keep hold of his details for next year’s service. Thanks for making it a very easy process

FAQ

Common questions

Yes. Your boiler still needs a Gas Safe service every 12 months, and most manufacturer warranties depend on it. A strip-down is extra care every few years, not a replacement for the annual check.

Often, yes. Banging and kettling noises are usually caused by buildup on the heat exchanger, and cleaning it properly clears that. Sometimes the noise is coming from sludge in the wider system instead, which needs a different fix. I'll check before recommending anything.

Age is the main thing. If it's four or five years old or more and has never had one, it's worth considering, especially if you've noticed noises, slower heating or rising bills. Send me the make and model and I'll tell you straight.

Not always, and I'd rather be honest about it. If a boiler is near the end of its life or parts are getting hard to find, you may be better putting the money towards a replacement. I'll give you my honest view before you commit to anything.

A strip-down cleans the boiler itself. A powerflush cleans the pipework and radiators, clearing sludge out of the wider system. They fix different problems, and a boiler that keeps struggling sometimes needs the system looking at rather than the boiler. I'll tell you which one you actually need.
