Yes. An annual service is the best way to keep your boiler safe and within its warranty. A boiler can look fine while faults build up out of sight, so a yearly check catches them early. Prevention over cure.
A CP12 is the Landlord Gas Safety Certificate. By law, landlords must have every gas appliance, pipe and flue in a rented property checked every 12 months by a Gas Safe registered engineer. I provide CP12s across Mid Sussex, and homeowners can have a gas safety check too.
